Am I required to replace all burned out bulbs, before I lease my apt to a new tenant? A tenant noticed that quite a few were burnt out after h moved in. Does LA law require me to provide that. Or can I rent it "As is".

I'd appreciate it if Los Angeles property owners could give me some feedback.

Are you just some type of cheap landlord? You should have replaced the light bulbs before even showing the place!

What else are you cheap about? Does a law have to make you do the right thing! Gee!

You certainly do not need to replace the burned out bulbs. You also do not need to mow the lawn or clean the place up. You should never paint or replace carpet either. Do not make any repairs, fix the furnace or make sure the hot water heater is working. You rent that place "As is."

Wow, seriously? What prompts you to ask such a question? If you rent as is -- you receive back, as was.

No wonder tenants have such a tarnished view of home-owners.

Just replace the bulbs
I put in all LED bulbs in between my last set of tenants.
That way I never have to worry about them messing around with the fixtures, getting on ladders or putting in too large of a bulb for the fixture.

I make sure all light bulbs are working (most, if not all, will be brand new) when I show the place. I have it noted on the move in condition report that all light bulbs are working. I have it in my leases that all light bulbs are to be working at move out and any replaced light bulbs must be the same type and wattage as was in the house at move-in.

I don't want to find the expensive Edison type light bulbs ($8 each!) in some of the fixtures have been replaced with some cheap dollar store bulb. I haven't put any LED bulbs in my rentals yet, but when I do, I don't want the tenants replacing them with cheap CFLs and thinking I'll be OK with that either.

I let them know ahead of time that they'll be charged for any light bulbs I have to replace when they move out. I have heard of tenants who take the light bulbs at when they move out. Luckily I haven't experienced that.

Hard to believe any landlord would be stupid enough to show and rent out a place without the light bulbs working. Has this become the "go to" place for all clueless newbies and slumlords? Sheesh!

In the last place I rented, the property manager had a bunch of burned out bulbs in the place. I replaced all of the existing and missing bulbs with LED bulbs to keep my power bills lower. I then put all of his bulbs in a box and kept them. Did I take my newer, more expensive bulbs with me? Damn straight I did.

Short answer - No, you are not required to replace all the burned out bulbs. But you're also not entitled to have the tenant give you bulbs.

Oh my god, such insanity over light bulbs in this thread. Why make things so difficult for you and your tenants over LIGHT BULBS of all things? Here it is in a nutshell:

1.) All light fixtures should have working bulbs prior to tenant move-in.

2.) All light fixtures should have working bulbs when the tenant moves out. Tenant is responsible for this.

3.) Why bother with expensive bulbs that you want to ding your tenants for if they are burned out/broken/stolen, etc. Skip the LEDs and the CFLs. WHO CARES??!!?!? Put in standard bulbs and if the tenant wants to change them out to save money, leave it on them.

Jesus Christ, guys!

If it cost $1000 to change a light bulb, would all of you trolls have a different opinion?

There is obviously more going on, such as the LL setting up proper boundaries between LL & TT.

It is stuff like this that ends up with PITA TTs expecting more.

I had a tenant expect my building manager to wait for his cable installer. No big deal, no inconvenience to me our my manager. But I still said no; and this tenant would have expected me To change his baby's diapers

Some things are so minor that a tenant can do it just as easily, and changing a light bulb is just that.

Some people posted that they have provisions that tenant must replace blown lightbulbs before leaving. In Ca and most states, you can not charge against security deposit for normal wear and tear. A blown bulb would fall under normal wear. If taken to court, that is a provision that could be voided. They get away with it because who is going to sue over $20 worth of light bulbs. The other thing no one brought up is that it would also depend on ceiling height. I rented an apartment with 10 ft. ceilings. As a tenant how do I change that bulb? I'm not equipped to do that but I would expect maintenance to have a ladder.
