Funny thing is when Tenant's have asked in the past-- I have a spill...how I'm sure they could do a good job, but if by chance they didn't... it could ruin our business arrangement. "I can't fuss at you. But if I don't like how Mxxx does it, I can scream at him." Most tenants laugh and schedule a time for Hubby to do it.

I can't believe this slipped by us...Pest Control is every 90 days and Hubby is with them. Live and learn.

Pest control? What happened, the tenant let the place get infested with palmetto bugs?

      I wish. At least they die in 24-48 hrs.

      No a year or so ago I put all the props under a pest control contract.
      Tired of keeping a property off the market until we could get the roaches &/or fleas under control. Got a great discount b/c of number of props. Looked at it this way.
      Cost for individual house, usually two treatments plus an additional month lost rent, there was 2/3 cost for the year for all the properties. Worth it. We are able to turn the houses quicker. Between Tenants if we see anything, instant service / treatment no additional cost, all in the contract.
