I will never understand these 'tenant is responsible for all maintenance' leases. The short list:

1.) What tenant in their right mind would accept this?

2.) What landlord in their right mind would want the tenants to be in charge of maintenance (shoddy work being done, NO work being done)?

3.) What are you collecting rent for?

It's often detrimental to the landlord for requiring that 'tenant is responsible for all maintenance'. Why would a landlord turn over such responsibilities to a tenant to make repairs of a landlords major investment? The National Statistic on the Cash Value of Home Maintenance states that for every $1 that is spent on maintenance, up to $100 of repairs are avoided.

A landlord can run into difficulties and liability if the tenant attempts a repair or hires an unlicensed individual to make a repair that requires a permit or a license. The repairs could result in a lien being placed on the rental if the resident hires a contractor who does not get paid; the contractor might also file a lawsuit against the landlord who was not even aware of the repair.
