What are you Labor cost?

If let's say tenants leave and you find some broken items to fix (nothing big). You go in there fix it and everything is good. Generally what can you charge for labor?

You should get whatever a handyman in your area gets. That is what you are worth because if you make the repairs, you are a handyman too. Charge for cleaning too. It is not cheap either.

That depends on the state your in and on the judge that hears the case against you.
In NY I cannot charge for my own time...but...I don't use my own time, so I have invoices for all the work anyway

The only reason to charge a tenant for your own labor is because you wish to make a point to the former tenant about the cost of fixing up what they screwed up. Don't get me wrong, I've been there.
Why is charging the tenant not a financial benefit to you? Because your labor charges are income to you and are taxable.
