Renting in December is tough....but...no tenant is always cheaper than a bad one. If you end up evicting you will likely lose a month of rent (maybe two). Have a trashed place to clean and repair, and have all court costs too.

Do not make the mistake of taking whatever comes your way because you become desperate to fill the place.

No problem. I had just called my lawyer to see what problems a chapter 7 tenant could cause for me as a landlord. But, before I could send him the details, the BK tenant emailed and refused to follow through on his employment verification, so adios! Goodbye.
