my rental was full of mold after the T only used the washer but not the dryer in the house. I had to pay the T of $199,907 by the court order. I filed my bankruptcy already, and T is trying to get my rental now.

No judge will order you to pay for GREEN MOLD

Drop your nonsense somewhere else. We are seasoned landlords and know Bull when we see it.

What crap

Stop making up stuff.

No housing court could order such an amount...it would require civil court which would take years. No lawyer would take such a case as it is totally frivolous.

    It sounds like the tenants are scamers - But the OP probably would have caught that when they checked out tenants previous LL. Moved often or LL who didn't say much.
    OP lived in the house, other people have lived there with no problems either the tenants want some money to leave or.. they really do have some sort of allergy to a carpet or something in the house. You've offered them the opportunity to leave ... I tend to think they want some money to leave Maybe I'm just distrusting :)

    Couple years ago I had Ts move into a brand new renovated property.

    Every month it always something. If he didn't have a complaint about the house, he had complaint about weather or his health. Glass always empty.

    Anyway, one day they bring by a pair of leather work boots, covered in green mold. Tell me how it was all over the closet and their clothes. He worked for the elec/water company (meter reader) and was outside in wet grass most days/mornings. I saw the handwriting on the wall. I knew their kids had respiratory issues (asthma). Told them I would let them out of their lease w/o Early termination fee.

    Before they moved, Hubby figured out want was going on. A House had come available around the corner from her mom.

    MOve-out inspection--we could not find ANY sign of mold in the closets or anywhere else.
