If it's really as bad as you say it is, I would suggest contacting a couple of the smoke and fire damage restoration companies in you area. They are the real experts on cleaning up fire/smoke damaged properties. You wouldn't have to hire them, just ask them a lot of questions. And if there aren't any in your area, contact your local fire dept as to who to call. Those companies may have special chemicals, or ways of cleaning that we landlords don't know about. If you are armed with a lot of info, it may help you to negotiate and get a better deal if you decide to buy it.

We purchased a home that had smokers in it. Actually, when we looked at the house I didn't notice the smell that bad -- I guess I just fell in love with the place and blocked everything out. After it was purchased and walked in ech... It took lots of cleaning (scrubbing), painting the walls, getting rid of the curtains & carpets (those things really hold the smell. We finally got rid of the smell, but it took work.

Thank you very much. You had the best answer. Those companies are certified and have access to purchase special chemicals for that type of work that we civilians have no access to. I contacted one in the area and will discuss getting a proposal for the entire job which can be used as a negotiating chip should I decide to make an offer. They can restore the house to like it never happened condition. Thanks again, June

I wonder about those companies. One told me they force a special "steam" behind the walls to help eliminate the smoke smell. He said they spray a chemical and hten pressurize the air inside the house. Is that even possible? I don't think so. This just sounded like a high-dollar scam.
