The lease isn't terminated instantly due to the theft. They will still have to evict the tenants in accordance with state law.
I am now prepared for your reply, which will start with namecalling and accusations of drug use. The forum moderators will again do nothing, and let your poisoning of the forum continue.

Nope, nothing from me. I believe you pretty well summed yourself up good. But, did you notice that part of the post where the tenants who were stealing the landlords property were also not intending to pay rent. What exactly are you looking for in grounds for an eviction? Should there be something more? What are we missing here?

You said the lease is terminated due to a certain fact. That is not true. Whether it's for theft, damage, nonpayment, or taking a dump in the front yard, the proper eviction procedures must be followed.
And please don't start with your obsession over this Al person again. I have no idea who he is.
