Hello again, I have another applicant who knows she has bad credit because her explanation is that when she lost her baby during a pregnancy, she stopped working for a while and her bills were unpaid (hmm). She has been at her current place for 6 years. She wrote down she is leaving because the owner, who passed away, his nephew, wants to sell the house.

She has been at the same job for 2 years, Income will meet. Has a family member to co-sign. She has a good demeanor, but my husband who hasn't met her yet doesn't believe "vibes" (I do sometimes), and just cares that the rent is paid.

Would anyone here even consider such a case? thanks all.

You need to be diligent. Before calling the new landlord get the full name and address. Look online at your county tax records to see if this person actually owns any property.

Just because the owners want to sell the house does not mean the applicant is required to move. Ask to see the notice she was served to terminate the lease. Better yet, ask to see the lease.

You are right to be suspicious of the applicants stories of no credit and now no landlord. Plus the unpaid bills never got paid.

Some really good people do have bad things happen to them make them look bad.

The part that makes me worry is about the bills being unpaid.
Based off the information you gave I would do more research before making a decision.
I have taken people with less than desirable credit and income and they have been excellent tenants, always got the rent at least a week early and the place was kept spotless. They where also very friendly.

I worry about the "stick-to-it-ivness" of a person who "stopped working for a while" after miscarriage. Wonder what other crises will arise that keeps her from paying rent. Part of qualifying a tenant is trying to determine whether s/he has the fortitude and conscience to pay the rent on time and in full, month after month. If she let her other bills go, that will have an effect on her ability to pay rent once those delinquent bills go to judgment and begin garnishing her wages/banks.

That story is absolute bunk. I bet I have had at least ten interested tenants who have said the same thing in the last month. The story is exactly the same; the credit scores are in the 500s.

I had one guy blame his bankruptcy on his divorce. He gave his wife everything and she never paid any of the bills so the house was foreclosed, etc, etc. Not his fault! Ha, ha, ha. REJECT.

Stick to your standards. I only go as low as a FICO of 675.

Be wary of a sob story. Some people really know how to work the system. Did you run credit score? Criminal check? The fact that there is a co-signer is a concern. Call the current landlord? (and verify its really the landlord not the number of a friend).

I would consider. But as others have suggested, I would do due-diligence. Bad things happen to good people, as has been stated. I note the following positives in your post:
- She has 6 years tenancy at the same home. Her reason for leaving is not terribly important, unless the LL is kicking her out - but you will learn more info when contacting the current LL;
- She has 2 years steady employment with same company;
- As extra security (said with some reservation) is provided with the co-signer;
- I do vibe & demeanor -- both need to accompany $$ qualification.

With respect to losing the baby @ pregnancy and then stopped working... that statement does not provide enough information to judge her stick-to-itiveness or her constitution. She may have been medically unable to work, whether physically or emotionally, that's called being human. That she is now on track, or working to get on track, counts.

I would consider asking first & last month's rent plus deposit or plus extra deposit.

I had several of these tenants. So far, 2 worked out really well and 2 not so well. They all had bad credit and all of them had a steady job.

I tend to look at their job history over the credit. The area where my property is... I don't think I will get anyone over 675+.

I tend to go for couples. They have less likely chance of breaking up (compared to roommates) and they can share the rent. It's a toss up...

We are 3 years new to being landlords and went through lots of applicants with so many stories to tell. we eventually settled on a family with 3 kids and rewrote the lease to accommodate his 2 dogs. (we had a no pets clause) he too had bad credit but a steady job and i asked for 4 references. we called his employer and all references. to date they have been the only tenants we have ever had and they have no plans to move which is A ok with me :) so don't judge a book by its cover. I went with my gut instinct and it paid off.
