The maximum the landlord could receive in a court action is two weeks rent. Tell your friend to pay the two weeks and forget about it...totally.

Look for the deposit to take a haircut on the way out. If the place is left clean and the deposit is not refunded in full, post here again.

Not right again. If the lease calls for an early termination fee equal to the amount of 2 months of rent, that's what the current tenant is obligated to pay. He's not paying 2 months of rent, he's paying an early termination fee, so there's no "double-dipping" on the rent. The only questionable issue is whether forfeiture of the security deposit is IAW state law.

It depends on the state. I have a 2 mos early term.
