You need to be diligent. Before calling the new landlord get the full name and address. Look online at your county tax records to see if this person actually owns any property.

Just because the owners want to sell the house does not mean the applicant is required to move. Ask to see the notice she was served to terminate the lease. Better yet, ask to see the lease.

You are right to be suspicious of the applicants stories of no credit and now no landlord. Plus the unpaid bills never got paid.
