Thanks, Bill. I will tell him. That seems more in-line as a penalty. I told him, if worst comes, you will have a day in the court.

It is not a penalty. It is the rent owed. But the landlord can not prevail if taken to court.

Your friend may find herself taking the landlord to court for the return of the deposit. If the landlord fails to return the deposit the court can award three times that amount. Make sure the landlord has the address to send the deposit to. Because this will be one of the excuses used for not returning it.
