I would consider. But as others have suggested, I would do due-diligence. Bad things happen to good people, as has been stated. I note the following positives in your post:
- She has 6 years tenancy at the same home. Her reason for leaving is not terribly important, unless the LL is kicking her out - but you will learn more info when contacting the current LL;
- She has 2 years steady employment with same company;
- As extra security (said with some reservation) is provided with the co-signer;
- I do vibe & demeanor -- both need to accompany $$ qualification.

With respect to losing the baby @ pregnancy and then stopped working... that statement does not provide enough information to judge her stick-to-itiveness or her constitution. She may have been medically unable to work, whether physically or emotionally, that's called being human. That she is now on track, or working to get on track, counts.

I would consider asking first & last month's rent plus deposit or plus extra deposit.
