As long as you are working to resolve the issue, you are fine. If you ignored it for weeks and weeks, I can see the tenant taking more action. I had an issue with a dryer that was not venting properly. I had to wait for a handyman for couple days, but tenant didn't complain. They knew I was working and waiting on the issue actively. If your tenants are not happy with your reaction time, then they should pay out of their pocket but don't get a reimbursement from you. Does your contract have minimum they have to pay on a repair?
