I use the LPA Lease.

Under the lease I am not responsible to repair appliances. They are there for the tenant's convenience only.

They understand that when they sign the lease.

Between you and me, I sometimes do pay for repairs, but am not obligated to.
I also tell them the Washer & Dryer is NOT included in the rental and is working now but is AS IS.

I do the same for the washer and dryer only. I do maintain and cover the stove and refrigerator. They are there because I happen to have them. Honestly, my basement is an appliance cemetery. I have collected a few sets of washers and dryers from cheap sales (usually death in family member or close friend that wants to liquidate quickly to close estate) and if they break, they break. They can replace with another one I have in the basement, or they are out of luck.
