You are not cut out for this job as a property manager. You do not know your landlord tenant laws and whats required. You have no legal authority to change terms or conditions, only the landlord or property owner has this right to modify the lease terms. As another poster asked, are you licensed to be a property manager in your state?

Wrong. The agent of the of the owner can have full LL powers.

Are there any exceptions to the requirement that a property manager have a real estate broker’s license?

Yes. For example, a person engaged in property management does not need to be licensed if they are a regular employee of the owner or principal broker of the company engaged in property management. In addition, a real estate broker’s license is not required if the person engaged in property management receives as his or her primary compensation the use of a rental unit.

    You did not state if you were a licensed property manager. What qualifications do you have? The exceptions you posted only apply to a person who works for a property management company where an owner or principal is a licensed broker.
