Count the red flags!

I have a vacancy. I like to do the telephone screening. I prefer to interview potential tenants. So please, don't go only email, etc...
Caller Id name popped up on the TV. We thought it was the "John Smith" that grew up in the same area that Hubby grew up in, rode the school bus with older siblings and their grandmother worked for Hubby's grandmother. John Smith was in the service, came home and started a business. I denied John Smith two years ago b/c he couldn't prove his income with the new business.
Wrong! This Man has to be out by Tuesday 12/16. On SSI, but has $1200. in the bank. Our Income criteria is 3.5 x the rent = $2300. Current LL "Doesn't fix anything" Potential T tried to sue current LL b/c he fell down the steps and hurt his back but he lost b/c current LL brought a witness who stated in court that he was drunk. Yesterday he called the office phone 6 times. Last call was at 10pm. We turn off the office phone on Sundays. Our current tenants have an emergency number if they need us. Otherwise it can wait until Monday.

Is there a question in this poorly written post - or is there a lesson to be learned? Either way, the moral of the story is needed to be worth reading.
