Up here the county website still has "weekend and holidays" written in the 3 day Pay or Quit Notice.
I know that the intend of the law change was that with 24 hour banking there was no reason that a Tenant couldn't get $$$ on those days.

Nothing has changed with the '3 day Pay or Quit' notice.

The only change affects the serving or executing a 'writ of possession' on weekends or holidays. Weekends and Holidays do not have to be counted in the 24 hour computation of time from 'service' of the writ of possession to 'execution' of the writ of possession.

    Mr. Dan,

    April or May 2013 a newspaper article in the Tallahassee Democrat specifically stated that part of the FL LL/T Laws to be changed was the elimination of the "not counting holiday / weekend" in the 3 Day PQ Notice. The article quoted the reason being that with electronic banking, Tenants do not have to wait until the bank is open to get money.

      That part never made it into law. What did make it was;

      New Law- Judges are now NOT to dismiss cases because a 3-day notice is defective. The resident MUST place the rent money into the court registry prior to objecting to notice deficiencies, and if there is a defect in the notice, management now legally has the ability to cure the defect in the notice, serve a new one, or file an amended pleading rather than have the case dismissed.

      New Law – It is now clear that management can accept a partial rent payment and also proceed with an eviction that same month if management does one of 3 things:
      (1) Give the resident a receipt for the partial rent accepted, OR
      (2) Place the amount of the partial rent into the Court Registry if an eviction is filed, OR
      (3) post a new 3-day notice.
