You should read your state LL/T law so that you know what you have to serve to the tenant to begin the eviction process. It usually starts with a X-day pay or quit notice (served exactly as required in your state, i.e., post to the door and send certified mail, hand-delivered by 3rd party, or whatever is detailed in your state's law), followed by filing in court. The 30 minutes you invest in reading your state LL/T law will make the process much easier and allow you to avoid lessons taught by the judge.
