The last thing you should do is flush their drugs or call the cops. If you flush their drugs that is stealing from them not that they would report it or anything but it is still stealing. If you call the cops there is a very good chance they will destroy your house after they kick the door in and throw stun grenades into your house and maybe even shoot the hell out of everything plus unless the tenants are completely stupid they would know for sure that it was you who you snitched them off. How bad the cops destroy your house depends mainly on whether the tenants tell the cops where the drugs are or not (and I figure most would not) and if they don't tell them it depends how hard they are for the cops to find because they will rip the house apart until they find something and they will NOT pay you one dime for the damage they do. If they get rid of all their drugs before the cops kick their door in there is no telling how much damage they will do but it will be a lot before they are convinced there is nothing there. You can count on that. The vast majority of cops will not ask you to let them in with your key or warn you they are going to bust them because they don;t trust anybody and they figure you will warn them if you know which has happened before. The cops only concern is getting their bust. Believe me they couldn't possibly care less about actually helping YOU in any way. Some cops do but none of them work in narcotics and you can take that to the bank.

If you want them out because of the drugs that is fair enough. You might just try telling them you saw the drugs and you aren't going to call the cops as long as they move out. They will probably be more than happy to oblige. Put yourself in their shoes. They could either move or get busted by the cops. Which would you prefer if you were them? You don't want to start a war with them.

If they are good tenants and always pay and don't rag the house out you might want to consider leaving them alone. Some drug dealers, not most but some, can be the best tenants because they always pay and they never complain or want you to come over and fix stuff and since they don't want to draw attention to themselves they take good care of the house so they blend in with the neighbors better. A lot of drug dealers are the last people you want for tenants but if they were those type you would have already been able to tell they were drug dealers without having to see their stash.

You have a MTM lease - you don't have to say why - just give notice & get them out. When we were Long Distance LL & thought we had property manager HA. Got a clipping in the mail about the tenant being arrested for drugs. Then got call from her sister that person going to jail. Anyway, found out from neighbors oh yes there were cars all time night and day stopping by. (No one bothered to tell us so we could remove the person before the problem). We were lucky there wasn't a lot of damage to house. I wouldn't confront - I'd just get the people out with proper written notice.

Do they actually have any cop shows on TV that show them the way they really are? I would like to see one of those but I never have. The majority of males and a few females in my extended family going back 3 generations either are or were cops. Not me though.

I am actually much more sympathetic to cops then the cops in my family are to other cops.

This is actually a ridiculous situation, man. I would advise you to keep calm. However, about what drugs are you talking about? There are soft drugs, that are not so bad actually. Also, there are different bodybuilding supplements, like SARMs, and some people call them drugs too. I don't know about other substances, but SARMs is a really good thing, which is much safer than steroids and has a really great effect. I've been using it for many years, and everything is fine.
