You need to talk to the tenant and work out a deal to get their cooperation.
One idea is to offer an incentive to cooperate, such as a $100. visa gift card or the promise that you'll aim for an investor that will keep them as tenants.
Also mention that you report to credit and tenant rating bureaus.
