The tenant is interfering with the sale of the house because she does not want to move or maybe she is just a nut case. If it is possible, try to sell the house after March 15 when the tenant is out and you have had time to clean and make repairs to whatever damage the tenant leaves behind.

Whatever the case, send the tenant a notice now, by certified mail, that he will not be renewed.
