Re: Eviction Reports - not SPAM - Landlord Forum thread 330144

Since it is free to just check with the court clerks office (and these days most all have this data online), why pay for this?

Also...I have an agency that does a complete background and criminal check...they pull up all the court records. I am sure everyone wants complete court records and not just evictions. So, why pay for a separate and duplicate service?

It's not a separate fee. Credit, background and eviction are included. I pay $12 dollars through a USAA portal, but many other Credit Unions and banks get a discount as well.

Aren't evictions checked when we run the credit report?

      No

Credit reports are concerned with debts and payments

If you get a money award in housing court that will be reported to the credit bureaus. In some places (NY) if the tenant fails to appear for the eviction hearing you will not get a money award there and then you have to go on to small claims court.

So..for court records you have to do a background and criminal check

Thanks for pointing out that there are better ways to get this information. You need to know previous jurisdictions to find free legal information which you don't always know - especially from the ones that need to hide it on an application.
