Non Payment of rent, told they needed to pay rent or move by end of year. They moved & trashed the property. What are the options to get back rent, cost of cleaning property & repairing damages?

Also theLPA.com has a free feature to report bad tenant debts to the credit bureau. You can do that to warn other landlords, but more importantly for you force them to pay you in the off chance they ever want to clean up their credit in the future.

If they have jobs, you can check your state law to see if you can garnish wages or bank accounts, once you have obtained a money judgment for the unpaid rent, cleaning & damages. If you don't know where they work or if your state doesn't allows garnishment, you may want to re-evaluate your pursuit (and the amount of deposit you collect in future).
