Would my insurance cover me??? by landlord (USA) on January 21, 2015 @12:46

                              
My tenants were evicted earlier from my rental unit. They made a great damage to my rental unit before they leave. Would my landlord insurance policy help me to cover the repairs? Anyone knows? Thanks!

File a police report for vandalism, take pictures, and go after them in court.

Did you screen these tenants? Were they section eight? Do you have a deposit from them?

I doubt that your ins would cover you unless you had a specific rider that covers it, and you paid extras for it. It may cover you for vandalism if the source of the vandalism were unknown to you, the police, etc. So if someone broke in to your home and caused damage, you may be covered. But I don't think most ins cos cover a tenant deliberately causing damage when you evict them. Just call your ins co. They will tell you, but ask them to show you on your policy where it's excluded.

You need to file a civil claim against the tenants at this point. Collect fees for damage. This is B.S. don't take it out of your ins take it from them. If it was malicious you should have called the police and file a report.
