And after you find a missing washer and dryer by surprise that won't worry you?

If she did indeed take YOUR washer and dryer you would charge her the replacement cost, which if depreciated, would vary depending upon how many years they have been in service.

Or you could ask for pictures of the damage to both units and see if they are repairable and could be returned to your house entirely at her cost.

In either case it was a dumb thing for the tenant to do. Good luck.

Thanks. According to them they got rid of the machines because they stopped working. I had told them to leave them in the garage and they confirmed in written that they would do that for me; I wanted my handyman to take a look at them & confirm to me if they were repairable or not. I left the machines in perfect condition, when they moved in, for them to use for their own convenience, as a courtesy from me. They never took pics. of the supposedly damage & I never asked them because I expected they would do what we had agreed to. My handyman was going to check them on the date I received the prop. from tenants.
