I manage a duplex in which current tenants are constantly fighting with each other. They try to pull me into their problems by calling and complaining about the others. Otherwise, they are good, responsible tenants (pay rent on time, take care of the property) so I'd like to keep them if possible. Any suggestions for settling arguments?

Do not respond to either one. Let all calls go to voice mail and do nothing if it is another one of those "complaints".

If they persist I complaining to you in person when you have to go over there...tell them you are not going to get involved in personal issues. Tell them to call the police if it is such a huge problem....but beware..do not file false reports.

What type of complaints do they have? Can you solve them?

If you are the manager of the duplex, then you should be finding a solution to quite these tenants. Find out just what the problems are and fix them before you loose one or both tenants and the owner wants to know what happened. You might then find yourself out of a job.

You have no legal responsibility over the personal problems between people. As long as the fight is not over some resource or something not working, it's not your problem. Tell both of them to "work it out". If it gets out of hand they need to deal with it.

If you ran a womens dress shop and had two customers fighting in your store, you would take action to stop it. You have two tenants fighting in your business and you just turn your back to it. Surely the neighbors have notice by now and realize that you are not fixing the problem.

I had this issue last month. I had both of them come to my office to get both sides of the issue like adults. After they both stated their case, I told them both that either they either ignore each other or learn to get along with each other, otherwise I would not be renewing both their leases. It seems to have worked as they are now just ignoring each other.
