I really think that your lease clause for tenants to pay for all maintenance is crazy. I doubt that it would hold up in court. ALL maintenance? I would never sign such a document. Do you sucker them in by rushing through the lease signing?

It is perfectly legal in FL with SFH properties for maintenance to be deferred to the tenant.

Personally, I don't allow Tenants to do any maintenance other than minor jobs such as changing the AC filter, batteries in the detectors, etc…
My reasoning is it is better for us to do it Right the first time, than to correct someone else's poorly executed job.

No, quite the opposite, they were the ones eager to move in. And no obviously not ALL maintenance, but plumbing is one they are responsible for. This is a house not an apartment.
