I am assuming you are asking about letters of nonrenewal. First you must be familiar with the requirements of your state. Many states require a 30 day but while others require 60. Send the notice by both receipted, certified mail and by regular mail. You may even post an additional copy on the door. Simply handing the notice to the tenant is not recommended. One, you will have no receipt showing it was properly served and two, you are likely to be rudely dealt with.

If your state requires a 30 day notice, you must get the notices out immediately.
