If you are under a month to month agreement, then yes she can increase her deposit requirement with proper (usually 30 days) notice. You have the option of paying what the landlord requires or voting with your feet by giving her your 30 day notice and moving. If she did not give you proper notice, then no she cannot change your rental terms or deposit amount -- but it's only a matter of her giving you a proper notice and out you go, so better start making plans.
