Just wondering how I should handle this. My home may have finally gained some value and I want to put it up for sale. The current tenants have been in the home for 10 yrs 7 months and just got disapproved again to buy the home, They are getting later and later on the rent (inside a month) but I'm tired of dealing with them. I'm going to give them 90 days to move but problem is, if that can't afford the $1300 a month rent, how would they afford to pay and leave. Should I cut the rent down to about half for the next couple of months to accommodate their move?

How will they afford to pay and leave? Don't worry about cutting the rent down. They are already doing it for you. Expect your tenants to stop paying altogether. Slow pay is the path to not pay. They will take your rent to finance their move. Give the shortest notice that your state law requires. The longer they stay the more it will cost you.

Your tenants are likely to also overstay without paying as long as you will tolerate it. When the date comes for them to vacate, move swiftly to evict. And, above all, do not let them talk you into using the deposit for the rent. When you do, you will have to clean up and fix up at your own expense.

no don't cut the rent.......the high rent is incentive for them to leave sooner rather than later. Next time they are late start the eviction process. Don't wait just do it.

I would stick with your original plan. After 10 years of being a decent tenant (and they are "decent enough" or you wouldn't have kept them all those years), I'd allow them to stay until the son graduates. These folks have bought and paid for that house for you. I wouldn't tell them yet but would probably mention it sometime during early April and then give the written notice by the end of the month(depending on your state's requirements) to be out the end of June. I would sit them down at their kitchen table and talk to them about this face to face. After 10 years, they don't deserve a form letter in the mail or tacked on the front door. Talk about your expectations so they know. Of course they are going to be hurt/ underappreciated/whatever other emotions will surface. Treat them with respect and things will go much smoother for you.

As for the deposit, after 10 years, unless they really damage the structure going out, there won't be much that isn't normal wear and tear.

Not knowing why your tenants are having a hard time paying rent these past few months. There are local churches, charities, government agencies and non profits who can offer grants for utility bills, or rent payments.

I agree with Nicole, set down and see what can be worked out with the tenants. Maybe splitting the rent payment up to coincide with their paycheck till they are out. You can condition that their deposit will be returned in full with on time payment for the next few months.(60-90 Days)

Put everything in writing if a solution can be worked out. Another solution would be to offer the full deposit returned if they move out earlier. It's a hard decision to make, so do what you can live with in your heart.

What are you, Mother Teresa? Give the standard notice required, get them out, and wish them well.
