Your right, I will cut the termination date down to 30 or 45 days. I've had a good relationship with them but they will deposit the rent on Monday and will give notice after then. I know she will ask for an extension so her son can finish high school.

I agree with everything Wilford said. And I would like to add : If they haven't paid the rent by next Wednesday, Give them the standard 3 day notice to pay or quit, and start the eviction process according to your state's LL/T laws. You can wait til the middle of March to give them a 45 day notice to be out by April 30.

      Yes------you are going to need to repaint everything, and repair any damages before you list it for sale. And most potential buyers will want it vacant anyhow.

      You are correct about needing your house empty to sell it. When it is vacant you can clean and repair the place so it will look its best. Having the house vacant will prevent you from scheduling showings around the tenant that are not always convenient for the buyer. You can not always be sure the tenant is ready for a quick move out when it is sold. There is just no advantage to having it occupied during the time you are trying to sell.
