I would stick with your original plan. After 10 years of being a decent tenant (and they are "decent enough" or you wouldn't have kept them all those years), I'd allow them to stay until the son graduates. These folks have bought and paid for that house for you. I wouldn't tell them yet but would probably mention it sometime during early April and then give the written notice by the end of the month(depending on your state's requirements) to be out the end of June. I would sit them down at their kitchen table and talk to them about this face to face. After 10 years, they don't deserve a form letter in the mail or tacked on the front door. Talk about your expectations so they know. Of course they are going to be hurt/ underappreciated/whatever other emotions will surface. Treat them with respect and things will go much smoother for you.

As for the deposit, after 10 years, unless they really damage the structure going out, there won't be much that isn't normal wear and tear.

I have to disagree with you , Nicole. The OP said they are currently getting later and later on the rent , and she is tired of dealing with them. What was a good LL/T relationship for many years has now soured. As a LL wanting to sell a property, are you really asking the OP to put their soured LL/T relationship over their own business interests ? And after the same T for over 10 years, the OP is going to have to totally go through the home and update/repair/repaint everything before trying to sell it. Unless she hires it all done, so it's ready in 30 days, a DIYer is going to spend 2-3 months getting it ready to sell. Your time frame wouldn't even have the T out of the home til July 1. Assuming a 2 month turn-a-round,she couldn't put it on the market til Labor Day in Sept. By that time, the LL has lost the whole summer to try to sell it, which is the best time to sell a property. And families with children usually want to either buy or rent a place by Labor day so as to have their kids start a new school year in a new school on time. If the OP puts it on the market for just 2 months ---Sept.and Oct. , now it's Nov. which is the start of the winter season, and a poor time to start looking for a new T. But if the T moves by April 30, she can have the property ready for sale by June 1. , the start of summer.
