I have spent a large amount of time putting together a system specification for a landlord app that would run on iPad, IPhone, IMac, etc. integrating all the features that would let it be portable while out at the rental sites.

Now, my developer has dropped out of the project. Says he doesn't see a market

So, tell me landlords. Is there a market?
For example...in addition to handling all the usual things on a PC (leases, notices, keep the records, produce 1099s, keep tract of contractor, vendors, etc. basically...all the features of old RentRight ) more features would be a product that lets you take pictures with a cheap iPhone (3GS is selling for $35), make voice recordings, enter itemized lists, etc. and then have it integrated with the unit file or tenant file, or building file or vendor file in the main database...automatically. Save text messages and voice mail into the data base too. (provided they originate on a device using iOS.) These could be loaded back to any iPhone to take to court. Recording would be useful that way.

I am not selling this. I am asking if there is enough market out there to move forward with development. How many people would find having their landlord software in their hand while visiting the units handy? Handy enough to buy software that does it?

I honestly don't know. After trying different programs, I always return to simple excel spreadsheets and quickbooks.

I find the automated systems to be like toys for a while, but then I get annoyed with them.

A landlord with many units/properties may find this type of software useful. Small landlords probably won't.

As the above poster said, it may be a cool toy that makes someone feel more like a "real" landlord. I admit, when I first got into landlording I went and got some professional software that I never use now because I have simpler ways of doing that.

What you're proposing seems to be just a database programme. Aren't those already out there even for iPads? I don't know, I don't have one.

OTOH, if you think it would be useful for you, I can promise there are others out there who would agree, even if they don't know it yet. Give it a shot. If nothing else, you'd have a programme you could use yourself.

That applies if you are making it yourself. If you have to hire a programmer, then you have to ask if it is cost-worthy. Maybe get some bids from freelancer.com? At least then you'd know what you're looking at.

Now you can get programs written for you by programmers in India for cheap-compared to USA rates.

I currently own/manage 64 units and I'm in the process of acquiring 15 more. I have been looking at software and have been shocked how lacking this area is. I personally would love a fully mobile iOS intergrated system. That being said, I'm cheap, and my decision would come down to price. There is a group of investors/managers that would defiantly use such a system. The question is how many of them are there and how much will they pay, verses how much will it cost u time and money to develope?Unfortunately I don't beleive message board post will answer that question but I wish u luck in your endeavor.

Number of reviews/ratings for existing landlord apps for iPhone/iPad seems to confirm the "no market" or at least no big market theory.

After trying out almost all of existing apps that seemed not abandoned long time ago (Arthur, Landlord, Smallandlord, DYILandlord, Pendo Rent, PropertyBuddy, Housters, RENTi Tenant, TenantCloud, Property Log book, rentingsmart) I found that none meet my goals (much more limited in requirements that you are talking about).

I just wanted app to send rent invoices/payment receipts and track payments and expenses in a flexible enough way with a option of quick financial reports. As in my previous career I was software engineer, I made app, mostly for my own needs, will see how the market responds. In case yu are interested, there is app website

I can't find what I'm looking for and have spent hours searching the web. I'm more interested in managing work orders associated with buildings, unit, tenants, vendors. Maintenance schedules, appliance tracking (when installed, warranty info., etc). I forget which unit had the washer replaced 2 years ago and did I buy an extended contract, etc. I can't believe it isn't out there. I'm only have 5 units, how are people tracking this stuff? It's seems crazy to be doing it in excel, I'm using google docs, but is cumbersome for this purpose. I my opinion is yes, for something that works there is a market!
