Not knowing why your tenants are having a hard time paying rent these past few months. There are local churches, charities, government agencies and non profits who can offer grants for utility bills, or rent payments.

I agree with Nicole, set down and see what can be worked out with the tenants. Maybe splitting the rent payment up to coincide with their paycheck till they are out. You can condition that their deposit will be returned in full with on time payment for the next few months.(60-90 Days)

Put everything in writing if a solution can be worked out. Another solution would be to offer the full deposit returned if they move out earlier. It's a hard decision to make, so do what you can live with in your heart.
