You can post, and send by both regular and certified mail your 7 day notice tomorrow, March 2nd And you must send the same notice to Sec 8 also. Don't worry, she will pay her part within the 7 days, because Sec 8 will tell her to do so. You see, she cannot be on the Sec 8 program anywhere if she gets evicted. So she has a much bigger incentive to pay her part, than you have in not wanting to accept it. And if all your paperwork and time frames are correct regarding the 30 day notice to move, if she stays past the 30 days, you can start eviction procedures for that violation. Regarding the acceptance of rent after the 7 days is up--------probably no, you wouldn't have to accept it, BUT,you need to read the LL/T laws for Ky to be absolutely sure, as some states do allow acceptance clear up to the court date.

Okay, that's what I was thinking, if she has the rent within the 7 days I'll have to accept it. But it's taken her up to 20 days to pay $30 so I'll see what happens this time. I know sec 8 is probably advising her, which is fine, I just want her out as legally as possible. Thanks
