There are many ways to check the validity of the active duty military member. First, before you take your time showing the place to anyone, ask what are both their FICO scores? Before you agree to a screening make sure you know what branch of the military, how many years of service he has, his rank (number not title) and whether he gets dependents on his BAH. From this information you can look up his military gross pay and BAH for your city (public records). Add her income and you know if they qualify income wise before you have even done a showing.

If they pass all your pre-screening criteria then show the place. Get an application filled out and with a copy of his drivers license, military ID and social security card, his social security #, DOB, full name, first middle last, and everything else required. With his full name, social, DOB, you can verify his branch of service, rank and where he is stationed on public military records. This will verify that he is really in the service. When you get his CO's name address, phone number and email you can then speak to his boss to verify his tour of duty and where. You will have to get him to sign the lease and have his signature notarized by a military notary. Since they are PCS'ing him overseas are they moving her to your city?

I forgot to add: request a copy of his orders; she should have a copy of them if this is for real.

      The photocopying of U.S. Government identification cards is a violation of Title 18, U.S. Code Part I, Chapter 33, Section 701 and punishable by fine and imprisonment.

      The statute in question, 18 U.S.C. § 701, does not require intent or an evil motive, but rather, requires only the simple act of photocopying a military identification card to establish the violation.
      (Either a fine or imprisonment not exceeding six months or both shall apply)


      The law does not prohibit you from asking to see, examine and view the military ID or Common Access Card. If the applicant has a driver’s license or other state issued ID, this should suffice and since it is illegal under federal and state laws to discriminate against a person in the military, it may not even be prudent to ask to see it as it may have no relevance. If the applicant does not have a driver’s license or other state issued ID, there is no problem at all in asking to view the military ID.

    Renting to guy next to a military base for years. I always get a photocopy of his Military id

    Not taking about a copy made to look like a real id. Just a plain paper photocopy.

      After reading the law, it looks like you might go to prison or pay a fine for photocopying ID if you are reported?

    This does not apply to me the LL since the tenant copies his ID, not me. I had a colonel offer me a photo copy of his ID. He stayed with me for 2 years and he never went to jail, in fact he got promoted. Apparently the active duty members are not aware of this regulation.
