Tenant has been living in condo for 1-year. Now it is time to renew and they say they want to paint and will pay for it. They will show me samples of colors.

Should I allow this? My concern is they might use this against me down the road saying, "oh, I painted the place so give me something back?". On the other hand , there is more good than harm to come of this since the current colors are unattractive.

You will have a mess. Paint on the heating vents. Paint on the woodwork. Paint on door knobs, door hinges, screen door frames, window frames. Paint on floors and carpet

The damage is huge. Do not allow this. If they want to pay for it...then hire professionals to do it....they will have business insurance to cover Ny mess their people might make.....but...they won't make a mess of anything. Professional

No - never let the tenant do any work on your place. Not even paint. If it needs painting -you have it done. You will pay more fixing the mess they make. If the paint is ok - it's a rental - you want to paint buy your own house.

Painting after one year is a bit odd, so you may want to find out WHY they are asking (and you may need to inspect)...but if they want to pay to have the unit painted, have them hire the people YOU use for painting. That way you know the work will be acceptable to you.

Write up an agreement that says they will create a statement of work with the Painter, but it must be approved by you prior to being done. In that agreement, you should also have a statement that the costs are incurred by the tenant and will not be reimbursed. Also, they will need to pay to have the walls returned to their original color at the end of the lease.
