It is not the landlord's fault the tenant is moving without proper notice. Stop trying to make it that way.

If the lease has ended, no notice is required! If the lease states that notice must be given, then notice should be given. That's not the case here. Anyway a landlord who fails to verify that a tenant is or is not moving at the end of a lease is a very irresponsible landlord who fails to run it as a business? So explain why it's not the landlord fault that the landlord failed to inquire about a renewal or move out? That's what a landlord should be doing if he wants no vacancy's. That's not that hard to say, Oh, my tenants lease is expiring, I need to verify if they are renewing or moving.

    The tenant has not indicated whether or not his lease required notice, and from the landlord's actions it appears it does. You have jumped to an unwarranted conclusion.

      The landlords actions only means that he has no idea of what the lease says.

I cannot understand why this landlord chose to not get in touch with the tenant beforehand. It's just good common sense to see if the tenant is moving or not when the lease is ending. Who fails to not do that, but an unexperience landlord?

    I do not contact my tenants as we approach the end of a lease. Reason being, I don't like to highlight to the tenant that the lease is ending, it makes the tenant think about moving and I don't want the turnover. I find if I leave it alone, most roll M2M under the terms of our lease. If a tenant is going to move, they are obligated by the terms of the lease to give me 30-day notice, whether at the end of the lease any time thereafter.

      Failure to contact your tenants before the lease ends shows your lack of business acumen. It's a perfect time to see if the property needs attention or repairs, to touch base with the tenants, perhaps to increase rent. Why would a landlord not do this is puzzling.

    It was not an inexperienced landlord. It was the agent who is trying to hook the tenant on the way out as it is their proclivity.
