Failure to contact your tenants before the lease ends shows your lack of business acumen. It's a perfect time to see if the property needs attention or repairs, to touch base with the tenants, perhaps to increase rent. Why would a landlord not do this is puzzling.

I don't need an excuse to give attention or repair to the property, and I certainly do it more often than annually! I don't alert the tenant to the end of a lease and likewise I don't raise the rent annually -- I don't want to chase the tenant out for a few bucks since the turnover and vacancy period will cost much much more than the couple hundred annually I'd make with a rent increase. The name of the game is keeping your tenants in place and satisfied so you avoid turnover. Turnover will bankrupt a landlord faster than anything else.
