So I sent an email to one of my "problem tenants" who has been late on the rent almost every month. April was the last month of the lease. She usually replies back to me pretty quickly when I send her an email. I sent her an email 2 days ago saying I won't renew the lease. I also indicated I would sent a registered cert mail notification of non-renewal. She didn't answer me back after a few days. What could she be doing?? LOL

What could she be doing ? Hopefully, she is looking for a new place. When/if she finds one, she will be using your April rent as a deposit on the new place. Then it will be a race to see if she can be in her new place, before you evict her for non-pay of Aprils rent from your place. So get your 3 day notice out on the 2nd of April, and let us know on May Day who won.

Trying to find out what her options are, no doubt. Do you think she has money to move? If not, she's trying to find someone to lend her money or move in with, or she made an appointment with fair housing or legal services to see if she can make you let her stay, I'd guess.
