Why do some people ask if you are the owner, and say they want to rent from private owner?

Because they have been turned down by large apartment complexes and management companies for various reasons. And they think that a small, private owner that has houses or duplexes will not do an extensive criminal, credit, or employment check on them. They think we small LLs are as dumb as a box of rocks. ( Of course, we think that way about them, too. )

I used to advertise that I was a private owner landlord. Now I just say manager. Stating private owner attracted the most fecund trash tenants you can imagine. They thought that they would be able to skip all the background checks and I would believe all the BS that came out of their mouths, lies.

If they ask me if I am a private owner I ask them why they are asking, or what does that have to do with anything? Most of the time they say because I will be more fair (liberal) to them than other places. Yeah right.

My wife once had someone express that they were surprised at our screening/rental criteria because we were a small operation. She responded that as a small operation we have to be more careful than the big guys because we don't have the deep pockets to fall back on when things go bad.

I'm not always sure what 'those people' are thinking.

I've seen on other forums where a tenant asks how to find someone to rent to them because the have: bad credit, a criminal background, an eviction, etc.

And the answer they get from people is to look for a private landlord.

They probably read it online. It's kind of funny they'd just blurt it out like that LOL. It's like announcing - Hey, I'm a problem tenant!

Because if you are just the manager they know they cannot talk their way into the unit.

A manager follows the procedure without flexibility....an owner might be snookered into believing a sob story. Even if a manager believes the story..it doesn't change the procedure.

I immediately came to the opposite conclusion in that the potential tenant has experienced poor service from a PM & have experienced, or believe they will experience a more responsive/attentive situation with the homeowner. I've had 2 sets of great tenants looking specifically for owner/managers. And, when a work transfer caused me to move & find a place to rent, I did the same.
