Applicant is in a huge hurry to move, supposedly she didn't like the place she is currently living and gave notice without leaving herself enough time to find a new place...

I ran the credit and it's actually fantastic compared to what I normally get. It's 700 with no collections. I'm not coming up with any evictions either on the other report I ran, or any criminal. Which is strange because she wanted to provide her own background report herself at the showing, but I told her that wasn't how it worked. She was also resistant to completing the whole application (social sec. #) at showing, but finally did after I told her she had to. I don't think this is a case of identity theft though--I checked her ID and believe it is really her.

One extra address (looks like a small apartment building) came up on the credit report, prior to the ones she listed on the app. At the showing I made it a point to ask her if she had rented anywhere prior to the two places she listed and on the app, and she replied no...

I think it's going to be pretty hard to find out who actually owns that unit (the missing address), because the address is not coming up on the appraiser's website, and it's not a large apt. complex that has an office I can call.

Does an extra address on the report always mean that the person on the credit report rented at that address, or could they have just been staying there with someone else? Would you deny based on this address? Ask the applicant if she rented there?

I wouldn't worry about 1 address being there. It could have come from anywhere. All info on credit reports are only as good as the input into them. I would not deny someone solely on an address from several years ago. Check out everything you CAN check out, and make your decision based on what info you DO obtain.

Hi J, Did she provide accurate contact info for her current landlord? If so, try to verify what she's telling you with her landlord.

I realize there are legitimate circumstances where people need to move in a hurry, but more often than not I discover they're trying to hide something.

J, I'm sorry, but I believe you need to deny her based on an incomplete application and information regarding previous addresses.

There are too many red flags here.

As far as the address on the report - she would have used that address at some point. I actually had to verify my identity over the phone recently with PayPal, and they pulled info from my credit report. One of the addresses they asked me if I'd ever been associated with, was a former address of my daughter's. I stayed with her for a couple of weeks before moving into a new place there, and have no recollection of using her address.

I'm old, ha ha, and none of the many, many addresses on my report are incorrect.

So, you have to assume she is lying. That coupled with the fact that she didn't even put her SS# on the application shows, at BEST, that this girl isn't worried about details, and she doesn't respect the landlord-tenant relationship. She won't be worried about paying on time, or will expect you to remind her, etc.

Something is fishy with someone who gives notice without finding a new place. And even fishier is the fact that she still hasn't found a place, and the clock is running out.

From prior experience, this is what I think happened - she moved out with the BF and it's not working out. She'll move into your place, and the drama will start. Maybe he'll move in, and maybe she'll just move out. But, there will be screaming arguments that upset everyone and the cops get called, etc., etc., etc.

Stick to your criteria that you don't accept tenants who don't complete the application, or who lie to you, even by omission. A decent tenant will fill out the application, and then ASK you if you really need their bank account number, or do you need a phone number, etc. I learned quickly not to rent to tenants this blase about giving you details to screen them with.

Sorry for the bad news. I urge you to keep looking. I may be wrong, but better safe than sorry.

Check police logs. Not for her but for the area of town she is moving from. I had a run of applicants all from some area of town. Low and behold, there was a rash of auto and home B&Es in that neighborhood.

Also, sometimes women move quickly because a relationship has gone bad or a roommate situation isn't working. Moving seems to be safest and wisest decision.

Back in college, I jumped a lease and didn't care. The duplex behind us (girls), my roommate and I had all had three separate episodes of peeping Toms. Then I come home and my stereo and TV had walked out the front door. I moved mid month away from campus. Two weeks later, Ted Bundy struck. We lived one street behind Chi Omega House and we all cut through their parking lot to get to campus. Dunwoody Street was a block and half to the west and one of my cut over streets when I biked to class.

Her lack of planning does NOT constitute an emergency for you!

There are several small red flags here:

* Additional address on the credit report.
* Huge hurry to move, and apparently planned poorly.
* Hesitant to provide SSN.

I might disregard any one of these alone, but the combination would make me decline the application.

The address could be a place she lived rent-free — with a parent, for instance — thus her answer about not having rented more than two places previously is correct even though a third appears on the report. Not every prior address will have a corresponding rental/ownership record attached.

If there is a current (or even prior marriage) sometimes you will see a spouse's prior address end up on the other person's report not because the individual ever lived there but because their spouse at one time did (prior to marriage). There are cases where individually-held accounts nonetheless appear under the other person's credit report even when they are neither a current joint nor an authorized user, because at some point in the past they were reported as such and the designation stuck (hasn't been corrected). If it's TransUnion, in particular, I would ignore it (they seem to be the most error prone of the big three).

I wouldn't worry on the address alone. I personally have used a couple different addresses just for mail when I was in my early 20s. Both to keep my parents from seeing certain things as well as when my ex and I were roommates and I didn't want him doing anything to my mail.

Combined with the other info, I would hesitate to rent to her. If you are getting the feeling you shouldn't, go with your gut.
