Do you really think they will stay till June under a threat? This is bad advice, the landlord should realize the tenant is breaking the lease and should have a plan of action to handle such occurrences. One is not to tick the tenants off with a threatening letter.

The tenants signed a lease. They do not get to decide by themselves whether they get to follow the terms or not.

The Landlord is following the correct plan of action. He is informing the tenants that they do not legally have the option of just walking away from the lease, and the Landlord is informing them of the consequences of doing so.

You call it a threat------I call it informing the T of the legalities of a signed lease, and the consequences if you break it. Besides, didn't the T "threaten" to break the lease (orally) ? And most Ts just want a place to live and call their home. They usually don't think about the legal end of things until they want to change/do something different in their lives. That's when the LL needs to step in and re-inform them about their lease obligations. It needs to be a nice, decent letter stating the LL/T laws of the state, and not some raunchy letter that really is "threatening"

Agreeing with Brenda, many landlords react without investigating the reason a tenant is ending the lease early.
The tenant could have lost their job, job relocated, domestic violence, health reasons, etc. It's to the landlords advantage to contact the tenant to verify why they are terminating the lease early and to work out a solution for the tenant to leave on, such as an early termination fee, forfeit of security deposit or both.
Sending a letter stating credit will be ruin and you will have a hard time renting in the future solves nothing, just builds resentment on both sides. The tenant is leaving, no one can make the tenant stay. What a landlord can do is make the exit a smooth operation where the tenant cooperates with the landlord on mitigating any lost.

The landlord should plan for that tenants do vacate early and plan for such events with an 'early termination' clause. Most Judges do not care about remaining months but will allow a one or two month penalty for early termination if it's in the lease. Remembering that a landlord is required to mitigate any damages by re-renting as soon as possible.
