The tenants signed a lease. They do not get to decide by themselves whether they get to follow the terms or not.

The Landlord is following the correct plan of action. He is informing the tenants that they do not legally have the option of just walking away from the lease, and the Landlord is informing them of the consequences of doing so.

It is the main problem of owner which they faced when the apartment will give as rental for students. Better to contact the professional lawyer for getting solution of these issues.
