You call it a threat------I call it informing the T of the legalities of a signed lease, and the consequences if you break it. Besides, didn't the T "threaten" to break the lease (orally) ? And most Ts just want a place to live and call their home. They usually don't think about the legal end of things until they want to change/do something different in their lives. That's when the LL needs to step in and re-inform them about their lease obligations. It needs to be a nice, decent letter stating the LL/T laws of the state, and not some raunchy letter that really is "threatening"
