When I get these inquiries I always make sure that they understand that I don't do "rent to own" or contract sale, but I would consider a lease with a purchase option. They will have 3 years to exercise that option as long as they remain Ts in good standing, but they must secure their own financing - I will not finance them.

I then tell them a number that is over the moon. They howl and ask, "Why so high?" I ask them if they saw any for sale signs and explain that I'm not looking to sell. If they want to buy my property they will have to meet my price. I never hear from them again.
