We have a 3 bedroom one bath rental in WA state. Is there a limit that can be imposed on the number of people that can occupy the premises during the rental lease? E.g. A family with husband, wife and 4 kids, can this be considered too much for the size of this rental?

I also live in WA State. I have not seen any state restrictions of the sort you are asking about. I've heard of a standard from (I think) HUD that says total of 2 people per bedroom plus 1 extra. So for a 3 bedroom unit that would be [3 bedrooms x 2 people = 6; plus 1 more = 7] so 7 for your rental.
