My tenant left with gate opener, garage opener and house key. Can I charge him to change existing openers and replace garage door opener? Also he left lots of garbage/old non working refrigerator...assuming I can remove that and charge him?

Contact the tenant(s) and tell them that their responsibility (lease) does NOT end until those items are back in your possession and you will be charging them the pro-rated rent/replacement expenses. Bet you get them back ASAP.

Yes, you can charge them the cost of the trash removal.

if you have enough of a deposit in hand. Then include the cost for garage repairs and missing parts plus removal of left over items being removed. Not your job to call them to remind them of their responsibility.
You do need to send them a list of what you are keeping their deposit for.
If you don't have enough money in the deposit. You could file in court and possibly win a judgment. But collecting is a different story.

if they gave you proper notice charge for the key per the lease or a nominal amount. I charge 10 dollars per non returned key. rekeying locks on turnover is ll reesponsibility,...so don't try to charge for that.

trash removal is chargeable, replacing the handheld openers is chargeable NOT the whole motor - track - receiver system.
forty or fifty bucks each for transmitters is a bout right.

'''old refrigerator'''' is just that -- normal wear and tear and a five year life is about right AND the haul away on fridge is on you as well.
