Screening questions

Hello: Can you provide me some pre-screening questions for the potential tenants? Also, I would like to know if I can ask the question “Have you ever owned a home?” I don’t know if it is a discrimination question. In addition, can I ask the income of the potential tenants in the pre-screening step? How much income the potential tenants should have as compared with the rent (2, 3 or 4 times..).
Thank you so much,
Hao Hao

Yes, you can ask if someone has ever owned a home. No, it's not discrimination. But why ask that Q? Only about 1% of all the tenants out there have ever owned a home before. I'm not sure why you think it's relevant to rent a place. Yes, you should ask for the income of potential tenants. they should make approx. 3-3 1/2 times the rent amount-------gross should be the 31/2 times, and net should be the 3 times. Other Qs should be about credit scores, criminal backgrounds, if they have pets, and evictions.

You can ask questions like, 1. What is your income source? 2. Do you have pets? 3. Have you faced tenant eviction ever? 4. How many people do you have in the family? 5. Can you show your rental history? 6. Have you ever broken a rental agreement? For more questions, check this, https://www.flickr.com/photos/181686035@N06/48792619096/in/dateposted-public/
